Coverage and What I Do

The ways I help you read a home warranty plan, plus the systems and appliances a plan tends to name.

My part in it

What I Do

I am not the repair crew. I am the person who helps you make sense of a plan before, during and after something breaks.

Plan Walkthroughs

I go through a plan agreement with you section by section and put each part in everyday words.

Item Checks

Tell me what is in your home and I point out which items a plan names and which it skips.

Request Prep

I help you gather the brand, model and symptoms so your service request goes in clear and complete.

Upkeep Reminders

Simple care like filter swaps and vent cleaning that keeps a covered item in good standing.

Renewal Reviews

Before a plan renews, I look at whether it still fits the equipment you have now.

Direct Answers

Ask about exclusions, service fees or limits and get a straight reply without any sales pitch.

Where the line usually sits

Wear and Tear or Something Else?

The cause of a breakdown matters as much as the item itself. This is how I explain the difference to people who ask.

Often Within a Plan

  • A furnace igniter that gives out after years of use
  • A water heater element that stops warming the tank
  • A dishwasher pump that slowly loses pressure
  • A dryer heating part that burns out
  • A worn fridge compressor or fan motor
  • Wiring and outlets that fail from age

Usually Left Out

  • Damage from storms, floods or fire
  • Pests chewing through lines or wiring
  • Problems that started before the plan began
  • Breakdowns linked to skipped upkeep
  • Dents, scratches and faded finishes
  • Upgrades you choose but do not need

Coverage Questions I Hear Often

Have one that is not listed? Send it to me through the contact page.

No. Insurance looks at sudden events like a fire or a burst pipe from a freeze. A warranty plan looks at items that wear out from everyday use.

Many plans let you add extras such as a pool pump or a second fridge for an added cost. I point out which ones a plan offers.

Plans handle this in different ways. Some put money toward a newer part and some set a cap. I show you where your plan answers it.

Most plans do not ask for one, but they do leave out problems that existed before the start date. I help you note what is already acting up.

Most agreements include a cancellation section. I help you find it and read through what it says with you.
